The Board has adopted minimum Guidelines for Replacement Roofing. The Board retains the right to reject any requests.
Roofing Replacement Guidelines
I. The Board will consider alternatives to shake shingles. HOWEVER, the Association will allow only high quality roofing materials that are:
II. A completed Improvement Request Form, describing the kind, color and warranty information of your proposed roof must be submitted to the Association. In addition, a sample of the roofing product you propose to have installed must be submitted to the Association and approval obtained from the Board for the product before any old roof is removed and new roof installed.

All homes in our HOA were originally Cedar Shake Shingles. Replacement roofs need to have the depth and dimension of the original shake shingles. There are several products that meet the minimum guidelines and have the appearance desired for our neighborhood.

VINYL SIDING:
The following sidings products meet the minimum HOA guidelines and have been approved:
Alcoa Structure (6 inch), Desert Sand is the base color, and off white is the trim color. This product is now marketed as Mastic Structure siding. Website: Structure Insulated Siding by Mastic. Installed in 2008 at 5631 S. Lansing Court.

Colorado Revised Statute, Section 38-33.3-106.5(1)(f)(II) states as follows:
The declaration or bylaws may specify reasonable standards for the color, appearance, and general type of nonflammable roofing materials that are used to replace flammable roofing materials, but may not require the use of nonflammable materials that exceed the replacement cost of the flammable materials for which they are being substituted.
